Four Pattana plans B200m estate

The homebuilder Four Pattana Co plans to build a housing estate with a value of 200 million baht on Tiwanon Road and provide more housing designs to achieve the revenue target of 550 million baht this year.

Managing Director Pramote Theerakul said, the company would focus more on the development of low-rise units after nearly closing the turnover on his first project, Baan Ratchada Chuen, a joint venture with the owners.

He plans to introduce Baan Budsaba, another joint-venture with a landlord, on a eight-rai site on Tiwanon Road by the third quarter.

The site would have 50 houses on individual lots 50-70 square wah with an average price of four million baht.

The company was also in talks with the owners of more than 100 rai in Suan Luang and another in Pattaya for joint ventures. The partners would invest in the country, while four Pattana would the market and build houses.

For the homebuilding business, Four Pattana plans to boost property prices by 5-7% in April.

Currently, the prices range from 17000 to 20000 baht per square metre. Unit prices range from under five million to over 10 million baht.

''The homebuilding market outlook this year will improve, as the political situation becomes clearer and more consumers are expected to have more confidence and start delaying decisions after last year,''said Mr Pramote.

He said that the homebuilding market last year was worth 8.5 billion baht and would increase from 10% in 2008. The largest segment unit prices would be between a million and five million baht, accounting for 70% of all sales.

Four Pattana this year, the increase in overall sales by 10% to 550 million baht, from 505 million homebuilding and the rest of the neighborhood.

The biggest contribution would be 240 million baht from units prices between five million and 10 million baht, followed by 80 million baht from 10 million units over Baht per person, and 75 million of houses priced below five million baht.

It would also 50 million baht from interior design and equipment, 35 million from the distribution waterproof composite products, 15 million from advertising designs and events, and 10 million for landscaping.
